The terms for using OwnerRoute.

Eligibility and acceptance

You must be at least 18 and legally able to agree to these Terms. If you use OwnerRoute for another person or a business, you represent that you have authority to do so. Do not use the Services if you do not agree to these Terms.

What OwnerRoute provides

OwnerRoute compares three broad ways to sell property: a cash sale, listing or selling it yourself, and owner financing. The comparison uses only the categorical information you provide and explains common trade-offs in timing, likely net, seller work, and certainty.

A comparison is not an appraisal, valuation, cash offer, listing agreement, loan recommendation, legal opinion, promise of eligibility, or guarantee of price, timing, proceeds, or outcome.

Routes and connections are different

Every completed comparison may explain all three routes even when OwnerRoute has no buyer, agent, broker, service provider, or other connection available for the property.

A connection appears only when OwnerRoute has a named, active destination whose confirmed coverage includes the location and route. Unknown or unsupported information keeps that action unavailable. The destination makes its own decisions and may decline the property or service request.

Your assessment and workspace content

You are responsible for providing information you are authorized to provide and for keeping it reasonably accurate. Do not submit Social Security numbers, banking information, payment credentials, passwords, entry codes, or other highly sensitive information.

Route-comparison answers are not published as a property listing. If you use the optional seller workspace, you keep ownership of property information, drafts, and photos you provide. You grant OwnerRoute a limited license to host, process, resize, and display that content only as reasonably needed to provide the feature you selected.

The workspace is not an OwnerRoute MLS-entry service. Creating a comparison, account, or draft does not send anything to an MLS, broker, buyer, or other destination.

Optional connections and consent

If an available connection is presented, OwnerRoute will identify the destination or recipient category and disclose a material affiliated or compensated relationship before you choose it.

Agreement to these Terms is not consent to a connection, marketing communication, phone call, text message, or transfer of information. Those actions require a separate affirmative choice under the disclosure shown at that time.

Once information has been delivered at your direction, the recipient's own terms and privacy practices apply. OwnerRoute does not control that recipient's services, pricing, offers, communications, or independent decisions.

Affiliated and compensated relationships

OwnerRoute is operated by Oettinger Management Group. Its operator or affiliated businesses may buy property in portions of Southern Indiana and Kentucky. An educational route's display or ranking does not mean a compensated connection is active.

OwnerRoute may later receive compensation from a buyer, broker, service provider, or affiliate relationship. When an affiliated or compensated destination is offered, that material relationship will be disclosed before you choose it.

Route-specific cautions

A cash-route comparison is not a cash offer. Any offer must come from the named buyer and is subject to that buyer's contract, inspection, diligence, funding, and terms.

A listing-route comparison is not a listing agreement and does not place property on an MLS. A broker, agent, or flat-fee service operates under its own agreement, licensing requirements, coverage, and pricing.

Owner financing may involve federal and state lending, disclosure, servicing, tax, and licensing requirements. OwnerRoute does not determine whether a proposed transaction is lawful or appropriate. Consult qualified legal, tax, and lending professionals before offering or accepting financing terms.

Fees

The OwnerRoute comparison and the currently available do-it-yourself seller workspace are free. OwnerRoute does not currently sell paid FSBO tiers or its own MLS-placement product.

A third party you independently select may charge fees under its own agreement. If OwnerRoute later offers a paid feature, its price and transaction-specific terms will be shown before purchase.

Acceptable use

You agree not to:

• Break a law, regulation, or third-party right.
• Submit false, deceptive, discriminatory, or fraudulent information.
• Upload content you do not own or have permission to use.
• Upload malware, scrape the Services without permission, or bypass security controls.
• Access another person's account, comparison, workspace, or data.
• Use the Services to spam, harass, or unlawfully contact another person.

Service and third-party availability

We may change, pause, limit, or discontinue features and may restrict activity that is unlawful, unsafe, deceptive, abusive, or technically harmful. Third-party services are governed by their own terms and policies, and OwnerRoute is not responsible for their independent availability or performance.

Intellectual property

The OwnerRoute name, design, software, and original content are owned by OwnerRoute or its licensors and protected by law. We grant you a limited, revocable, non-transferable right to use the Services for their intended purpose.

Disclaimers

To the extent permitted by law, the Services are provided “as is” and “as available.” OwnerRoute does not warrant uninterrupted or error-free operation or the accuracy, completeness, availability, or suitability of a route, provider, property fact, offer, or third-party service.

Changes and contact
